How Much Does a Roof Replacement Cost in Kirkland? (2026 Guide)

“How much will a new roof cost?” is one of the first questions homeowners ask us, and it is a fair one. A roof replacement is one of the largest maintenance investments you will make in your home. The honest answer is that it depends on several factors specific to your house, but that does not mean you have to go into the process blind.

This guide from Red Raven Exteriors explains what drives roof replacement pricing in Kirkland and across the Eastside, gives general cost ranges by material, and shows you how to compare quotes so you get real value rather than just the lowest number.

A note on pricing: The ranges below are general planning estimates for the greater Kirkland area. Material costs, labor rates, and home-specific conditions vary, so the only way to know your actual cost is an in-person inspection and written estimate.

How Roofers Measure a Roof

Roofing is priced by the square, which equals 100 square feet of roof surface. Roof area is always larger than your home’s floor area because of pitch, overhangs, and features like dormers. A 2,000-square-foot two-story home might have 18 to 22 squares of roof, while a sprawling single-story rambler with the same floor space could have considerably more.

When comparing estimates, check that each contractor measured roughly the same number of squares. A big difference usually means one bid is missing part of the roof, or someone has not measured carefully.

General Cost Ranges by Material

Architectural Asphalt Shingles

Architectural (dimensional) asphalt shingles are the most common roof we install on Eastside homes. They offer a good balance of cost, appearance, and durability, and many product lines include algae-resistant granules that help in our damp climate.

Typical range: For an average-sized Kirkland home, a complete tear-off and replacement with quality architectural shingles commonly falls somewhere in the mid-teens to mid-twenty-thousands of dollars. Larger, steeper, or more complex roofs can run higher.

Standing Seam Metal

Standing seam metal roofing costs significantly more upfront, often roughly two to three times the cost of an asphalt roof on the same house. In return, it offers a much longer expected lifespan, excellent shedding of rain and debris, and strong resistance to moss.

Flat and Low-Slope Membranes

Many modern Kirkland homes and additions have flat or low-slope sections that require membrane systems like TPO, PVC, or EPDM. These are priced differently from pitched roofs and depend heavily on insulation, drainage details, and parapet walls. See our flat roofing service and our flat roof maintenance tips.

What Drives Your Price Up or Down

Two homes with the same square footage can have very different roofing costs. These are the biggest factors.

Roof Pitch and Height

Steep roofs require more safety equipment, slower work, and often more labor time. Three-story homes and homes on steep lots add access challenges that increase costs.

Complexity

Every valley, hip, dormer, skylight, chimney, and wall intersection requires cutting and flashing work. A simple gable roof is far less expensive per square than a roof with multiple intersecting planes, which are common in newer Eastside construction.

Number of Existing Layers

Most quality roof replacements include a full tear-off down to the roof deck. If your home has two layers of old shingles, removal takes longer and generates more disposal weight, which adds cost.

Roof Deck Condition

This is the biggest unknown in most roofing projects. In the Pacific Northwest, years of moisture, poor attic ventilation, or old leaks can damage the plywood or OSB sheathing under your shingles. Damaged decking has to be replaced before new roofing goes on, and it often cannot be fully assessed until the old roof is removed.

A good estimate will state a per-sheet price for replacement decking so there are no surprises. Be cautious of bids that do not address it at all.

Ventilation and Underlayment Upgrades

Proper attic ventilation is critical in our climate. Inadequate ventilation traps warm, moist air in the attic, which can lead to condensation, mold, and premature shingle failure. Adding ridge vents, intake vents, or baffles adds modest cost but protects your investment. Synthetic underlayment and ice-and-water shield in valleys and around penetrations are also worth the upgrade.

Flashing, Skylights, and Chimneys

Reusing old flashing is a common shortcut and a common source of future leaks. We recommend new flashing on every replacement. Older skylights are also often replaced at the same time, since pulling a skylight out later means disturbing the new roof.

Gutters

If your gutters are old, sagging, or undersized, replacing them at the same time as your roof is efficient. New drip edge and gutter installation can be coordinated so everything integrates cleanly. See our seamless gutters service.

Repair or Replace?

Not every roof problem requires a full replacement. A well-installed roof with isolated wind damage or a single flashing leak can often be repaired for a fraction of the cost. On the other hand, spending money on repeated repairs to a roof near the end of its life is rarely a good investment.

Replacement usually makes sense when:

  • Your asphalt roof is roughly 20 years old or older
  • Shingles are widely curling, cracking, or losing granules
  • You have recurring leaks in different areas
  • There are soft spots or sagging in the roof deck
  • Moss damage is widespread

How to Compare Roofing Quotes

The lowest bid is not always the best value. When you have estimates in hand, compare these details line by line:

  1. Scope: Is it a full tear-off? Are all roof sections included?
  2. Materials: Which shingle brand and product line? What underlayment? Is ice-and-water shield included?
  3. Flashing: Is all flashing new, or is some being reused?
  4. Ventilation: Has the contractor evaluated your attic ventilation?
  5. Decking: What is the per-sheet price for replacing damaged sheathing?
  6. Permits: Who is responsible for any permits required by the city?
  7. Cleanup: Does the price include disposal, magnetic nail sweeps, and landscape protection?
  8. Warranty: What is the manufacturer warranty, and what workmanship warranty does the contractor provide in writing?
  9. Licensing and insurance: Is the contractor registered with Washington L&I and properly insured?

Ways to Manage the Cost

  • Plan ahead. Replacing your roof before it fails lets you schedule during drier months and avoid emergency pricing and interior damage.
  • Bundle projects. Coordinating roofing with gutter replacement can reduce overall costs and disruption.
  • Check your insurance. If your roof was damaged by a storm or fallen tree, part of the replacement may be covered. Normal wear and age generally are not.
  • Explore financing. Spreading the cost over time can make it easier to replace a roof when it needs it rather than waiting until it causes damage. Learn about our financing options.
